Prepare A Tenant Welcome Pack

Providing your tenants with a good indication of what you expect from them is the best way to limit future problems.

Preparing a tenant welcome pack firmly establishes the landlord- tenant relationship. Prepare a lease and allow one hour for a discussion all the rules and regulations of the contract.

Include with the lease:

A letter to the tenant that looks forward to having a positive working relationship. This is a good way to establish a warm and friendly beginning along with a discussion the obligations in a lease. Too many owners will lease without firmly establishing the tenant landlord relationship by being clear about what is expected and that process is important. Most important to go over the house rules (what you expect of them regarding behavior and respect for the property). We encourage all owners and landlords to have each point of the hosue rules initialed by the new tenant.

* Include all the possible forms and instructions the tenant may need. This will establish you as a professional, in charge and willing to be helpful.

* An Estoppel and a move in inspection form.

* Your welcome letter

* Copy of the lease and all addendums, storage leases and parking leases

* A list of house rules. These are the rules you set down and will enforce

* A list of utility phone numbers such as:

1. Office of Emergency Services

2. Police Department

3. Fire Dept.

4. Crime Stoppers

5. Emergency Medical Services

6. Gas and electric

7. Water

8. Waste Disposal

9. Local recycle company

* Lead Paint Pamphlet required for pre 1978 houses

* Your business card and emergency numbers

* Emergency information such as location of gas valves and exits.

* Information on Renters Insurance

* The free neighborhood newspaper, often lists neighborhood business services.
